Electrical safety in rented property

If you let property, the electrical installation is your responsibility, and that responsibility does not transfer to the tenant.

The general duty

An installation must be safe when a tenancy begins and maintained in a safe condition throughout. In practice that means periodic inspection by somebody competent, and keeping the record.

Northern Ireland is not England and Wales

Much of the guidance online describes the England and Wales regime, which is not automatically the position here. Requirements in Northern Ireland sit under Building Regulations (NI) and housing legislation, and enforcement sits with your local council.

We can tell you what we see in an installation and what condition it is in. For the precise legal requirement that applies to your property, check with your local council or a solicitor — we are electricians, not your legal adviser.

Practical steps

  • Have the installation inspected and keep the report.
  • Deal with anything flagged as needing attention rather than filing it.
  • Fit interlinked mains-powered smoke and heat detection.
  • Keep records between tenancies — they are what demonstrate you met your duty.
